A dry climate is exactly why mold gets missed here

Frequently asked questions
Is there a difference between mold removal and mold remediation?
Removal takes the growth out. Remediation is the whole job: containment, removal, fixing the moisture, and testing afterwards. You cannot eliminate spores entirely; they exist in normal outdoor air.
How much does mold remediation cost?
A contained bathroom or single wall is usually several hundred to two thousand. A crawlspace or attic across a whole house runs into five figures, because the labor is access and containment rather than cleaning.
Can a house be saved from black mold?
Almost always. Black mold needs sustained wetness, so finding it means finding a long-running leak. What decides whether a house is saveable is how much rot the same water caused.
Can I remediate mold in Idaho without a license?
Legally yes. Idaho has no mold licensing, and neither does Washington. That is exactly why the certification and testing questions matter more here.
Is mold a problem in Washington state and Idaho?
More than the climate suggests. West-side rain gets the reputation, but cold winters plus well-sealed houses produce condensation just as reliably, hidden inside cavities and attics.
Who pays for mold remediation?

What should I throw out after mold exposure?

Where mold actually grows in the Inland Northwest
Crawlspaces over bare soil are common in older Spokane, Cheney and Mead housing, and ground moisture evaporates upward all year into the floor structure. Attics with blocked or missing ventilation are the single most common place we find serious mold in this region, and almost nobody looks in theirs. North-facing walls and the surfaces behind furniture never warm up. Lake properties around Coeur d’Alene, Hayden Lake, Liberty Lake and Spirit Lake sit in high humidity and are often shut up unheated for months.
Our process, and why containment comes first
We inspect to find the water, not just the mold. Infrared cameras and moisture meters locate the wet structural elements behind finished surfaces. Air and surface sampling scopes the work honestly and gives you a documented baseline. The affected area is then sealed under negative air pressure before anything is disturbed, because scrubbing a wall without containment is what pushes spores into rooms that were clean.
Porous materials that cannot be cleaned come out. Non-porous surfaces are HEPA vacuumed and treated. Then the actual repair: the roof detail, the failed valve, the crawlspace vapor barrier, the ventilation that was never adequate. Keeping indoor humidity between 40 and 60 percent is how you prevent it returning.
Two things not to do
Do not cover mold with paint or caulk; it keeps growing underneath and you have only hidden it. And bleach does not work on porous building materials, because it cannot reach growth living inside drywall or framing, so spraying it there wets the material and makes things worse. The Spokane Regional Health District suggests about one cup of bleach per gallon for hard, non-porous surfaces, which is a different job entirely.
The signs people notice first
A persistent musty smell is usually the earliest one, and it is often strongest in a single room or after the heat has been off for a day or two. Discoloration or dark spotting on drywall, ceiling tile or grout. Paint that is bubbling or lifting near a floor line. Windows with condensation that keeps coming back. A crawlspace or basement that never feels dry. Any of those is worth an inspection, because what shows on the surface is rarely the extent of it.
Health effects, and who is most affected
Mold exposure is associated with respiratory irritation, congestion, coughing, and eye or skin irritation. Symptoms that clear when you leave the building and return when you come back are the pattern people describe most often. It is harder again on anyone with asthma, an allergy to mold, or a weakened immune system. The EPA and state health departments both treat prompt removal and fixing the moisture source as the response, rather than testing for a specific species.
