Is professional mold testing worth it?
For commercial property, yes. It scopes the work so you are not remediating a floor when the problem is a riser, and it gives you a documented baseline. If a complaint is attached, testing is what closes it.
What is the difference between mold removal and mold remediation?
Removal takes the growth out. Remediation is containment, removal, fixing the moisture, and verifying the result. You cannot remove all spores; they exist in normal outdoor air.
What do professionals use for mold remediation?

Clustered health complaints among employees: congestion, headaches or asthma that improve away from the building, which is often the first real signal. Staining on ceiling tiles or drywall, paint bubbling near a floor line, rooms that never feel dry, and visible mildew in restrooms or janitorial closets. Any recent water damage anywhere in the building is a place to look, because mold follows water within 48 hours.
Where it actually grows: above ceiling grids under a slow roof leak, inside wall cavities on north elevations, in mechanical rooms, behind millwork in restrooms, in unconditioned crawlspaces, and inside the HVAC systems themselves.
Why testing should be independent of the removal

Mold that follows a sudden covered event is usually covered, though often only up to a capped amount. Mold from a slow leak, humidity or maintenance you put off is usually excluded.
