After a commercial fire, the clock on smoke damage is about 24 hours

Why the type of soot damage decides the cleaning method
Dry smoke from a fast fire powders off. Wet smoke from a smouldering one smears. Frequently asked questions
How do professionals remove soot?
By matching the method to the residue. Dry soot is HEPA vacuumed and lifted with chemical sponges; wet smoke needs solvent cleaning; protein residue needs degreasing agents. Everything runs under containment.
What counts as smoke damage, and how do you prove it?
Any soot deposition, corrosion, discolouration or odor caused by the fire, including in rooms that did not burn. It is proven with photographs, residue testing, HVAC inspection and air quality sampling.
How much does commercial fire restoration cleaning cost?
It scales with how far the smoke traveled, not the size of the burn. A contained cooking fire through one zone is modest; a fire that loaded an entire HVAC system is a different order.
What absorbs fire smoke smell?
Nothing you can buy in a bucket. Removing it means cleaning the residue producing it, decontaminating the ductwork, then treating the structure with thermal fogging or ozone.
Can we stay open during the work?
Often, partially. We contain and phase so the unaffected part can trade, and do disruptive work at night. What we will not do is let anyone reoccupy before air quality testing clears it.
How long does commercial fire restoration take?
Stabilization comes first. Cleaning and deodorization typically runs one to three weeks depending on spread. Reconstruction is permitted work, so expect months on a substantial loss.

The four kinds of soot
Dry smoke comes from a fast, hot fire: powdery, sits on surfaces, vacuums off. Wet smoke comes from a slow smouldering fire and leaves a thick, sticky residue that smears if you wipe it. Protein residue comes from cooking fires, the single most common cause of commercial fires in restaurants and staff kitchens; it is nearly invisible, discolours paint and produces an odor out of all proportion to how it looks. Fuel oil soot from furnace puff-backs is heavy, oily and aggressive on nearby materials. Smoke residue also contains toxic compounds and poses real respiratory risks, which is why cleanup runs under containment with protective equipment.
Electronics, and why they fail weeks later
Smoke residue corrodes circuit boards, contacts and connectors over time, so servers, tills, machine controls and diagnostic equipment can appear to work on the day and fail weeks later. Contents and electronics are packed out to a secure facility and stabilized before corrosion sets in.
Permits and regulations that catch people out
Asbestos regulations affect demolition in older commercial buildings, and much of the commercial stock across Spokane, Spokane Valley and Coeur d’Alene predates 1980. Survey before demolition is not optional, and discovering it mid-job stops the project. Local air quality rules apply to restoration and demolition here. On the Washington side that is the Spokane Regional Clean Air Agency and the Department of Ecology. In Idaho it is the Department of Environmental Quality. Wildfire smoke is worth naming too: it contaminates buildings that never burned, and it is a legitimate claim businesses routinely fail to make.
The second claim
Business interruption documentation should start immediately, not be reconstructed at the end from memory. Lost revenue, continuing payroll, temporary premises and the extra expense of operating around the damage are all potentially recoverable, and the evidence is easiest to capture while it is happening.
