In a commercial building, water goes down, and it takes every floor with it

How does commercial water damage restoration work?
Five stages: stop the source, extract the standing water, map the moisture, dry to a measured standard, then repair. The commercial difference is scale and sequencing.
How much does commercial water damage cost to fix?
It follows how much material absorbed water and how long it sat, not floor area. A supply line failure caught the same morning is a modest dry-out; the same failure over a long weekend through three floors is a reconstruction project.
What is the water extraction method?
Pumps for deep standing water, then truck-mounted or portable units that pull water out of carpets, hard floors and subfloor. Extraction removes far more water than evaporation, which is why it precedes drying.
What does a restoration company do after a flood?

What causes commercial water damage here
Frozen and burst pipes are the most common commercial loss we see through winter. The pattern is always the same. A unit that is empty or barely heated, a cold snap, and a supply line in an outside wall or an unheated mezzanine. Nobody is in the building over a long weekend, so the water runs for three days before the first person opens the door on Monday. Sprinkler discharge releases a very large volume very fast, and freeze-triggered discharge in an unheated space is common in this climate. Roof and parapet failures after snow load or ice damming put water straight into the ceiling void.
Agricultural and food processing facilities
Around Spokane and the Rathdrum Prairie there are plants where a water loss is also a food safety event: sanitation zones, product on the line, and inspection requirements before you can restart. Those jobs need documentation the regulator will accept, not just a dry building. On a big incident, environmental rules can apply too. If dirty water leaves the site, the regulator wants to know how it was handled. That is the Department of Ecology in Washington, and the Department of Environmental Quality in Idaho.
The process
Emergency response prioritizes stopping the source: isolation valve, riser or main, and the sprinkler system reset where that applies. High-capacity extraction removes the standing water, because every hour it sits is more absorbed into subfloor, insulation and drywall. We then determine the true extent with moisture mapping and infrared thermal imaging, because in a commercial building the wet part is rarely where the water is visible. Structural drying runs with industrial equipment, read daily and logged, until the materials are genuinely moisture-free. Then the rebuild, by the same team.

Below-grade space and basement flooding
Basements, parking levels and below-grade storage are where commercial water ends up, because water runs downhill and the lowest floor is where the risers, the electrical and often the records are. Below-grade space dries more slowly than the rest of the building: less airflow, cold surrounding ground, and slab that holds moisture against whatever is sitting on it. Expect the dehumidification to run longer down there than upstairs, and expect the drying log to prove it rather than a technician saying it feels dry.
