Four questions worth asking before you sign anything

Frequently asked questions
What qualifies as commercial property damage?
Physical damage from a specific cause: water, fire, smoke, storm, impact, sewage or mold. It generally excludes gradual deterioration and deferred maintenance, which is the distinction most disputed claims turn on.
What will not be covered under a commercial property policy?
Typically flooding from an outside source, earth movement, long-term seepage and wear. Mold is often sublimited unless it followed a covered event.
How quickly can you respond to a commercial loss?
We answer the phone any hour and mobilize from whichever base is closer, Spokane Valley or Coeur d’Alene. When you call we will tell you honestly where you are in line rather than quote an arrival time we cannot hold.
Can you work outside our business hours?
Yes, and on most commercial jobs we do. Night and weekend working, hoarded zones and phased handovers are normal here.
What is the difference between cleaning and restoration?
Cleaning removes soil from a surface. Restoration returns a damaged building to pre loss condition: mitigation, removal, structural repair and reconstruction. A cleaning company cannot pull a permit.
Do you work directly with our insurance company?
Yes. We document to their standard, estimate in Xactimate, and deal with adjusters directly. Your insurer can recommend a contractor. The choice is yours.
Do you rebuild commercial property, or only clean up?
We rebuild. Mitigation and reconstruction run under one contract, and the rebuild is scoped alongside the mitigation so your carrier sees one reconciled set of numbers.

How we run a commercial project
Emergency response crews stabilize the property and halt the damage within hours: source stopped, standing water pumped, building secured, hazards isolated. Specialists then map the true extent with thermal imaging and moisture meters, including inside wall cavities and above ceilings. We write the scope in Xactimate, the estimating software your adjuster already works in.
Before work starts we agree the prioritization of critical areas. The production floor, the server room and the front of house get sequenced first; storage and back office follow. Where possible we hoard off zones and work nights so you never fully close. Drying runs to IICRC standards with daily readings, contents are packed out where that is faster than working around them, and reconstruction is built to current code with a final inspection before the space reopens.
Code upgrades, phasing and the second claim
Three things make a commercial rebuild different from a house. You rebuild to current code, which on older stock means egress, fire separation, ADA and sometimes sprinkler coverage that did not exist before, and the upgrade lands on you unless the policy carries ordinance or law coverage. Phased reopening is usually worth more than shaving days off the schedule. Start your business interruption paperwork on day one. Lost revenue, payroll you still pay, temporary premises and the cost of trading around the work can all be recovered. But only if you captured the evidence while it was happening.
