On a commercial roof, the water has nowhere to run

A pitched residential roof sheds what lands on it. A low-slope commercial roof holds it, which is why snow load, ponding and blocked drains do more damage here than wind usually does. Water that gets through the membrane runs along the deck and comes out somewhere else entirely, often into the tenancy below rather than the space that took the damage.

  • We get on the roof. Membrane damage and hail bruising do not show from the ground or the ceiling.

Four ways a storm takes a commercial building

Snow load on a low-slope roof, made worse when the drains and scuppers freeze and the meltwater has nowhere to go. Wind uplift peeling membrane back from the parapet. Hail bruising a membrane so it fails months later. And rooftop equipment, which is exposed, expensive, and the first thing to go.

  • Snow load assessed properly. Wet snow on a low-slope roof is a structural question, not a housekeeping one.

  • Rooftop units checked. HVAC and refrigeration take wind and hail first and fail quietly afterwards.

  • Drains and scuppers cleared. Most of the ponding we find traces back to an outlet nobody could reach.

Most companies do the emergency phase and hand you to a contractor for the rebuild, which on a commercial building means weeks of nobody owning the middle. We are licensed general contractors in Washington and Idaho, so the crew that covers the roof at midnight is the crew that closes the permit.

Wind or flood decides the property claim, and there is a second one

Wind, hail and falling trees are covered under a standard commercial policy, and rain through a wind-opened roof generally is too. Rising water and surface runoff are not, and need separate flood cover. Underneath that sits a business interruption claim most operators never file, because the evidence for it has to be captured while it is happening.

Can we stay open while you work?

Usually, in part. We contain and phase so the areas that earn money keep trading, and we do the disruptive work at night or at weekends where the schedule allows. What we will not do is release a zone before it is safe and dry.

The roof is leaking but the ceiling looks fine. Is that possible?

It is the normal case on a low-slope roof. Water gets through the membrane, runs along the deck and appears wherever it finds an opening, which can be a long way from the actual breach. That is why we trace it rather than patching under the stain.

Is hail damage worth claiming if nothing is leaking yet?

Often yes. Hail bruises a membrane without opening it, and the failure shows up months or years later, by which point the storm date is hard to argue. Getting it documented now is what keeps the claim available.

Who deals with our tenants?

We can document their loss alongside yours and work around their hours. What we cannot do is stand between you and them on liability, because that sits in your lease rather than in our scope.

How fast can you get here?

Call and we will tell you where you are in line and when a crew can be on site. After a regional windstorm or a heavy snow event every restoration company in the area is triaging at once, so we would rather give you a real time than one that sounds good.

Do you handle the roof repair, or only the interior?

One company, from the emergency cover to the closed permit

A commercial storm loss usually involves three trades and an insurance carrier, and the place it goes wrong is the handover between them. Most restoration companies tarp the roof, dry the interior and leave, and the rebuild starts weeks later with a contractor who never saw the damage. We are licensed general contractors in Washington and Idaho, so the emergency response and the reconstruction sit on one contract with one project manager.

What we get called out for

Snow load and ice damming on low-slope roofs through January and February, usually where a drain or scupper has frozen and the meltwater has nowhere to go. Wind uplift peeling membrane back at the parapet. Hail bruising that does not leak until the following season. Rooftop HVAC and refrigeration damaged by wind or hail. Why the tenancy below matters

Water that enters a commercial roof rarely stays above the space it entered. It runs along the deck and drops through the ceiling grid into whatever is underneath, which is frequently a different tenant with their own stock, fit-out and insurer. Documenting that at the same time as your own loss is what stops it becoming an argument later.

Business interruption is the claim people miss

The property claim covers the building. It does not cover the revenue you did not take, the payroll you paid anyway, or the cost of trading around the damage. Those are recoverable under business interruption cover, but only with evidence captured while it is happening rather than reconstructed at the end from memory. We will tell you what to start recording on the first visit, even though it is not our claim to file.
